The 50 acre parcel of land reserved
by TCS in the Hinjewadi Special Economic Zone (SEZ)
was chosen for its proximity to natural geographical
features that bound the site. Sitting at the western
edge of the SEZ, the site enjoys pleasant,
uninterrupted views of the adjacent hills to the
west, distant views of the hills to the south &
north & a commanding view to the east as the natural
terrain gently slopes downwards towards the distant
City of Pune. The roads will be landscaped with
pedestrian sidewalks and a landscape buffer zone at
the property lines. |

The development would be
approximately 2.5 Million Square Feet with a total
working population of 20,000. The buildings have
been designed to nestle into the gently sloping
site. The freeform landscape is punctuated by
designed events such as amphitheatres, pools,
fountains, trellised courts, tree clusters, flower
gardens and intimate seating areas. Fabric canopies
traverse the landscape providing shaded walks from
the engineering blocks to the cafeteria buildings.
To accommodate ever changing resource allocation
demands, the floor plan of the building is organized
in a manner that maintains a simple format. The
layout can be adopted to create groups from 25 up to
300
To derive the maximum benefit of natural lighting,
the floor plates are relatively shallow, ceiling
heights are standardized at ten feet and full height
exterior glazing is used on the north and south
facing exterior walls. Light colored, reflective
floor and ceiling finishes will further aid in the
distribution of natural light. Circulation areas are
concentrated in the center of the plan and are
typically arranged around a large central court in
the same fashion as a traditional Pune Wada. The
ground level of the central court will be energized
by the presence of coffee kiosks, newsstands and
seating areas. In the afternoons, live music will
envelope the entire space.
The exterior skin of the buildings will be sheathed
in a blend of modern architectural finishes &
traditional, local materials. All of the materials,
systems and finishes used on the project are
selected with due consideration of their life cycle
costs, energy efficiency & carbon footprint,
wherever possible local materials, equipment and
manpower will be utilized in the realization of the
project.
The location of the site at the western periphery of
the Hinjewadi SEZ, requires that visitors and
occupants to make their way past an array of
campuses and buildings of competing organizations.
Symbolic of the leadership position that TCS holds
within the Indian software industry, the public face
of the architecture of the campus conveys a bold,
assured, stalwart, resolute and unforgettable image
that will quickly assure visitors of the certainty
that they will experience with TCS.
